
Green buildings to get up to 20% property tax rebate
Nagpur: In a move to promote environmentally
sustainable construction
, the Nagpur Municipal Corporation (NMC) has decided to offer up to 20% rebate on property tax for buildings certified by the
Indian Green Building Council
(IGBC). Municipal commissioner Abhijeet Chaudhari issued an order to this effect on May 14.
As part of its continuous efforts to tackle rising pollution and temperatures in the city, the NMC is encouraging the use of eco-friendly materials and energy-saving measures in new constructions.

, which consume less electricity and contribute less to the urban heat island effect, are being actively promoted.
According to Chaudhari's order, buildings that obtain
IGBC certification
will be eligible for a rebate of up to 20% on their property tax.
This incentive aligns with the budget provisions for the financial year 2025–26, where the commissioner proposed tax relief under Section 140(B) of the Maharashtra Municipal Corporation Act to boost the green construction sector.
To qualify for this rebate, a building must have features like rainwater harvesting, use of solar energy, wastewater recycling, and organic composting. An NMC resolution passed on March 28, 2025, already approved additional concessions for IGBC-certified properties.
The revised structure of concessions includes Platinum Green Building Certification (additional 10% rebate, making it a total of 20% tax concession), Gold Certification (additional 7.5% rebate, totalling 17.5%), and Silver Certification (additional 5% rebate, totalling 15%).
These additional benefits will be available on top of the existing 10% rebate already provided to properties implementing any of the four key eco-friendly systems.

Property owners seeking rebate must apply to the Tax Department at the NMC headquarters or zonal offices
Application must be accompanied by a valid Green Building Certificate issued by the IGBC

Nashik: The Nashik Municipal Corporation (NMC) has decided to acquire additional 250 acres at Sadhugram in Tapovan area of the city for the upcoming Simhastha Kumbh Mela — slated to be held between 2026 and 2028. Chief minister Devendra Fadnavis has also affirmed the acquisition of this land for Sadhugram. This move is significant given the projected increase in visitors. Around 2.5 lakh sadhus attended the 2015 Kumbh Mela in Nashik, but an estimated 10 lakh sadhus are expected in 2027. Initially, the NMC had envisioned developing Sadhugram on 500 acres. However, to accommodate the anticipated surge in sadhus, the plan was expanded to 1,000 acres in Tapovan — a substantial increase from the 350 acres used for the 2015 Kumbh Mela. Civic chief Manisha Khatri, while talking to TOI, said the municipal corporation plans to acquire additional 250 acres at Tapovan before the Kumbh Mela begins. "We have plans to develop Sadhugram on around 1,000 acres. The remaining land will be taken on lease for the Kumbh Mela period. We are also preparing the proposal seeking funds from the state govt for acquisition of the 250 acres," she said. An NMC official said they have prepared the compensation model for the acquisition of the land at Tapovan in the city. "As per the formula, 50% compensation will be given in cash and 50% as Transfer of Development Rights (TDR)," the official said.

ICE cotton drops on US rains, early Indian monsoon
ICE cotton futures closed lower on Wednesday amid a tight trading range. Favourable weather in US cotton-growing regions and an early Monsoon in India sent bearish signals to the market. Good weather in the US is expected to improve crop prospects, while India's early Monsoon may enhance cotton output, potentially reducing demand for US cotton in the next season. Traders are now awaiting the US cotton export sales report due today. The ICE cotton July 2025 contract settled at 64.99 cents per pound (0.453 kg), down 1.06 cents, or 1.6 per cent, from the previous day. The decline reflected a bearish tone driven by improved planting conditions. The December 2025 contract settled at 67.77 cents, down 76 points, although it recorded a weekly net gain of 2 points, suggesting moderate long-term support. The July contract registered a weekly decline of 7 points. ICE cotton futures fell on Wednesday as favourable US weather and early Monsoon rains in India signalled improved global crop prospects, dampening demand expectations for US cotton. The July 2025 contract dropped 1.6 per cent, while trading volumes declined. Analysts anticipate a boost in US planting and reduced Indian import needs. Traders await the USDA export sales report for further cues. Cotton prices have remained trapped in a tight 15-session range, highlighting market indecisiveness and the absence of fresh bullish drivers. Trading volume on June 4 was 45,927 contracts, significantly lower than the previous day's cleared volume of 59,818 contracts, indicating reduced speculative activity. As of June 3, ICE-certified deliverable cotton stocks for the No. 2 contract remained unchanged at 53,700 bales, reflecting stable warehouse conditions. According to market analysts, West Texas is expected to receive highly favourable rainfall over the next week—sufficient to benefit planting and increase the sown area. Texas farmers are forecast to experience the most favourable rainfall in several years, a development typically associated with improved crop prospects and, consequently, downward pressure on prices. The short-term weather outlook in the US remains bearish for the market, as it supports better crop establishment and reduces weather-related risk premiums. In India, Monsoon rains have begun early and are performing well, raising expectations for a strong 2025 cotton crop. As one of the world's largest producers and consumers of cotton, India's improved crop outlook could reduce its import dependency, thereby hurting demand for US exports and weighing on the global price competitiveness of American cotton. Market participants are now awaiting the USDA Weekly Export Sales Report, due on Thursday, to assess demand strength—particularly from key buyers such as Vietnam, China, and Bangladesh. Presently, ICE cotton for July 2025 is being traded at 64.73 cents per pound (down 0.26 cent), cash cotton at 63.24 cents (down 1.14 cent), the October 2025 contract at 67.41 cents (down 0.70 cent), the December 2025 contract at 67.58 cents (down 0.19 cent), the March 2026 contract at 69.07 cents per pound (down 0.17 cent), and the May 2026 contract at 70.12 cents (down 0.15 cent).
