Axis REIT outlook bright for FY25, says HLIB

KUALA LUMPUR: Axis Real Estate Investment Trust's (Axis REIT) earning prospect remains bright in the financial year 2025 (FY25), said Hong Leong Investment Bank Bhd (HLIB).
HLIB said this will be supported by full-year contributions from prior acquisitions, a stronger balance sheet post-RM449.7 million placement in Oct 2024, and potential uplift from global supply chain shifts amid rising geopolitical risks.
"Looking ahead, we continue to anticipate earnings growth in FY25, mainly supported by the full-year contributions from acquisitions completed in the previous year as well as higher rental rate reversion.
"In addition, rising geopolitical tensions and shifting global trade policies could further accelerate supply chain diversification among multinational firms, which may strategically benefit industrial-focused REITs like Axis," it said in a note.
Axis REIT posted a second quarter (Q2) 2025 net profit of RM51.0 million, bringing the first half of 2025 (1H25) to RM101.2 million.
HLIB said this is slightly ahead of the firm's expectations but within consensus forecasts.
"The results slightly exceeded our expectations, making up 53 per cent of our full-year forecast, but remained within consensus estimates at 49 per cent," it said.
Moving forward, management has guided minimal impact from the electricity tariff hike.
HLIB has tweaked its FY25/FY26/FY27 bottom line up 3 per cent/3 per cent/3 per cent to reflect slightly higher than expected rental revenue.
Post earnings adjustment, the firm has retained Buy on the stock with a higher target price of RM2.25 (from RM2.18).
"We believe this premium is justifiable, considering its proactive acquisition strategy, supported by its healthy gearing level of 33 per cent, along with its exposure in Johor to benefit from the JS-SEZ theme," it added.

KUALA LUMPUR: Axis Real Estate Investment Trust (REIT) Managers Bhd, a wholly owned subsidiary of RHB Trustees Bhd, has completed its first issuance of RM300 million senior Islamic medium term notes (senior sukuk) under its RM3 billion Islamic notes issuance programme. The company said in a filing with Bursa Malaysia today that the senior sukuk is rated AA2(s) by RAM Rating Services Bhd and has a tenure of 10 years with a fixed profit rate of 4.0 per cent per annum, payable semi-annually in arrears. With this senior sukuk issuance, Axis-REIT's fixed rate financing will be expected to increase from 48 per cent to 65 per cent. "Proceeds raised from the senior sukuk will be utilised to finance capital expenditure including development expenditure, working capital requirements, general corporate purposes and refinancing of existing Islamic financings or future Islamic financing of Axis-REIT," the company said. Commenting on the milestone, Axis REIT chief executive officer and executive director Leong Kit May said this issuance marks a significant step in diversifying its funding sources and supporting its growth ambitions. "The proceeds will serve as a war chest for us to seize strategic opportunities, acquire income-accretive assets and further strengthen our balance sheet for long-term sustainability," she said.

Johor Plantations earnings outlook trimmed on lower FFB growth

KUALA LUMPUR: Johor Plantations Group Bhd's earnings potential for financial year 2025 (FY25) to FY27 may be constrained by slower fresh fruit bunch (FFB) growth and higher palm kernel (PK) price premiums, said RHB Investment Bank Bhd. The research house has cut its earnings forecasts by three per cent for FY25 and FY26, and four per cent for FY27. It said the group's first-half 2025 results were broadly in line with its and market expectations. "FFB output should improve in the second half of 2025 (2H25) as we head into the third-quarter peak season, but this may be offset by moderating crude palm oil (CPO) average selling prices," it noted. RHB IB maintained its "Buy" call on Johor Plantations, raising the target price to RM1.50 from RM1.45. Meanwhile, Hong Leong Investment Bank Bhd (HLIB) said Johor Plantations' CPO production cost, excluding PK credit, was RM2,147 per tonne in the second quarter of 2025, bringing the first-half average to RM2,263 per tonne. "Management shared that CPO production cost will likely remain flattish for 2H25, bringing the full-year range to RM2,200 to 2,300 per tonne," it said. It added that the impact of mandatory Employees Provident Fund contributions for foreign workers, expected to take effect in October, is seen as minimal, at around RM1.5 million annually. The extension of the Sales and Service Tax is also expected to have little effect, aside from an estimated RM20 million increase in capital expenditure. HLIB added that the Integrated Sustainable Palm Oil Complex is on track for completion in FY26. Once operational, management expects it to contribute about RM150 million in revenue in FY26, rising to RM700 million in FY27.
