As Navi Mumbai International Airport (NMIA) prepares to go operational in September, the state government has fast-tracked plans for a 667-acre Aerocity near the airport. The City and Industrial Development Corporation (CIDCO) has initiated the process of appointing a consultant to draft the Master Plan, which will allocate around 123 acres each for residential, commercial, and retail developments. CIDCO officials said a techno-economic feasibility study will be undertaken for commercial, retail, residential, industrial, and mixed-use projects, each spanning over 120 acres.
"The Navi Mumbai Airport is going to be one of the major value additions to Mumbai Metropolitan Region (MMR) and will form an invaluable asset to the nation. The Aerocity is being designed and developed to accommodate financial services, corporate offices, export-oriented services, aero-centric warehousing, along with hotels, hospitals, schools, residential and entertainment facilities," a CIDCO official told HT.com
The officials said that a Master Plan will help assess the market's needs, its financial feasibility assessment, and infrastructure design, among other things, while keeping the domestic and global outlook.

Infrastructure planning consideration
CIDCO has floated a tender to appoint a consultant for preparing the Aerocity Master Plan. The document specifies that the plan will be drawn up keeping in mind the surrounding infrastructure development linked to the upcoming airport.
"The consultant will have to assess the current urban landscape and development trends, real estate scenarios in Navi Mumbai, considering Navi Mumbai International Airport which is nearing commissioning, Navi Mumbai Airport Influence Notified Area (NAINA) and other major projects such as the Mumbai Trans Harbour Link (MTHL) also known as Atal Setu, Navi Mumbai Metro Lines, suburban railway line expansions, and other projects of ports and highways," reads the tender document.
The CIDCO is the special planning authority that has played a major role in development and planning of Navi Mumbai that was conceived as a satellite city to Mumbai in the 1970s. The CIDCO has developed 14 nodes of areas having mixed use of residential, commercial, retail, among several others.
CIDCO officials said land for the Navi Mumbai Aerocity was acquired alongside the airport's construction. A consultant will now be appointed to prepare the master plan and provide transaction advisory services for the proposed development.

Developers noted that the Navi Mumbai Airport presents the government with an opportunity for truly planned development, something Mumbai lacked historically, at least at this scale.
"Today, several areas of Mumbai are flooded, and there is waterlogging. However, there is nominal waterlogging in Navi Mumbai, and movement is not impacted. This is the result of planning by CIDCO and several authorities who have made Navi Mumbai what it is today. With Navi Mumbai AeroCity, we have the opportunity to develop another Vile Parle that has options for hotels, hospitals, education, but in a planned manner," Manohar Shroff, senior vice president of CREDAI-MCHI, Navi Mumbai, a real estate apex body, said.

9 Aerocities in India
According to media reports, the country currently has nine Aerocities that are constructed or in the development stage, including those of Delhi, Hyderabad, Mohali, Durgapur, Jewar Airport near Noida, near Ayodhya International Airport, Devanahalli aerocity near Bengaluru Airport, and Navi Mumbai.
Navi Mumbai Airport was conceived around 28 years ago, in 1997, as a plan to have a second airport in MMR and decongest Mumbai Airport. The Adani Group will operate both Navi Mumbai Airport and Mumbai Airport.
With the airport's inaugural flight expected in the coming months, pilots and aviation professionals' interest in nearby plots and luxury villas has noticeably increased, HT.com had reported in April 2025.
Local real estate developers and consultants report a growing number of pilots, especially those nearing retirement, seeking long-term investments in the area.
According to developers, the appeal goes beyond convenience. Many aviation professionals have seen firsthand the sharp rise in property values around Mumbai's current airport hubs, such as Juhu, Vile Parle, and Santacruz, and are betting on similar growth around NMIA.
Developers note that Navi Mumbai Airport's strategic location is roughly equidistant from Mumbai and Pune. As a result, buyers from West Pune are increasingly investing in properties near the upcoming airport.

The Maharashtra government on Tuesday approved the construction of a 25-km-long elevated corridor to link Thane with the upcoming Navi Mumbai international airport and also underground Metro Line 11 from Wadala depot in Mumbai to the iconic Gateway of India. The decisions were taken at a meeting of Cabinet Committee on Infrastructure chaired by Chief Minister Devendra Fadnavis. The panel cleared several major infrastructure projects aimed at boosting transport connectivity and urban development across key cities, including Mumbai, Pune, Thane, Navi Mumbai and Nagpur. A statement from CM office said Fadnavis hoped the initiatives would accelerate the state's development and modernise public transport systems. The committee approved the construction of additional railway lines to strengthen the Pune-Lonavala corridor. This will improve regional connectivity and ease traffic congestion in Pune, while also supporting industrial, residential, and commercial growth along the route, it said. Notably, ticket fares will remain unchanged, CM Fadnavis said. The cabinet cleared the construction of a 25-km-long elevated corridor to directly link Thane with the upcoming Navi Mumbai International Airport. The project will provide high-speed connectivity for commuters and businesses in the region. The much-anticipated Metro Line 11, a 16-km fully underground corridor from Wadala depot to Gateway of India, has been approved. The Rs 24,000 crore project will be funded by the Japan International Cooperation Agency (JICA). Key stations will include Shyama Prasad Mukherjee Chowk and Horniman Circle. The project also includes a joint commercial complex with BEST, generating additional revenue for the transport body. A new township has been approved for development in Nagpur, alongside the construction of a new ring road to support urban expansion and decongest existing routes, the statement said. Mumbai: In a big boost for transport infrastructure in the Mumbai Metropolitan Region (MMR), the state government on Tuesday approved a 16-km underground metro rail connection between Wadala and the Gateway of India and a 25-km elevated road from Thane to the Navi Mumbai International Airport (NMIA). The cabinet sub-committee on infrastructure also approved the procurement of 268 airconditioned rakes for the Mumbai suburban section, the laying of two additional railway lines between Lonavala and Pune and the construction of a ring road and a new township in Nagpur. Cabinet sub-committee approves Wadala to Gateway metro, Thane to NMIA elevated road 'These decisions will provide a modern transportation system and a new direction and momentum for development of cities like Mumbai, Pune, Thane, Navi Mumbai and Nagpur,' said chief minister Devendra Fadnavis, who chaired the cabinet sub-committee meeting, with deputy chief minister Ajit Pawar, revenue minister Chandrashekhar Bawankule and chief secretary Rajesh Kumar in attendance. This 16-km, fully underground metro corridor, called Metro 11, will be constructed at a cost of approximately ₹24,000 crore, with funding from the Japan International Cooperation Agency (JICA). It would be the second fully underground metro corridor in Mumbai after the Colaba-Seepz corridor. 'The new metro line will connect south Mumbai with the eastern suburbs. It will include a metro car depot at the Anik-Pratiksha Nagar BEST bus depot and BEST will earn some additional revenue as a commercial complex will also be built at the site under a joint agreement,' said an official aware of the matter, requesting anonymity.. The 25-km Thane to NMIA elevated road will be built by the City and Industrial Development Corporation (CIDCO) at a cost of ₹6,430 crore. It will provide direct connectivity between Thane and the new airport, bypassing traffic on the Eastern Express Highway and the Thane Belapur Road, and reducing the travel time from 1.5 hours to 30 minutes. 'The six-lane elevated toll road will have six interchanges and a speed limit of 100 km/hr. We will need six months to secure necessary permissions and three years thereafter to complete the project. We will try to complete it before time,' Vijay Singhal, managing director, CIDCO told Hindustan Times. The procurement of 268 airconditioned rakes for the Mumbai suburban section will be done under phases 3 and 3A of the Mumbai Urban Transport Project (MUTP). Old rakes with open doors will be phased out gradually and replaced by the new rakes. 'Though these trains are more comfortable, there will be no change in ticket prices. Purchase of new trains will start after approval from the central government.' Fadnavis was quoted saying during the meeting. The third and fourth railway lines on the Pune-Lonavala suburban route are expected to boost industrial, residential and commercial development in the area. Two new stations under phase one of the Pune metro, Balajinagar-Bibwewadi and Swargate-Katraj, were also approved by the sub-committee on Tuesday.

Shares of Sarda Energy & Minerals Ltd. rose nearly 3 per cent on Tuesday after the company won the bid for Senduri Coal Mine in Madhya Pradesh. The iron and steel maker's stock rose as much as 2.88 per cent to ₹598 per share. However, the stock pared gains to trade 0.8 per cent higher, compared to a 0.46 per cent advance in the benchmark Nifty50 as of 1:19 PM. Shares of the company hit a record high of 607.75 per share on August 6 this year. The shares have risen 21 per cent so far this year, compared to a 5.3 per cent gain in Nifty50. Sarda Energy has a market capitalisation of ₹ 20,702.41 crore as per BSE data. The mine holds total geological reserves of 248.54 million tonnes of provisional G9-grade coal. Necessary agreements will be executed in due course, the statement said. Mukul Agrawal holds over 1% stake in Sarda Energy Investor Mukul Mahavir Agrawal held over 1 per cent holding in Sarda Energy & Minerals at the end of the June 2025 quarter. As per the shareholding pattern, Mukul Agrawal held 4 million equity shares or 1.14 per cent holding in Sarda Energy & Minerals. Sarda Energy Q1 results Sarda Energy & Minerals reported a consolidated profit after tax (PAT) of ₹437 crore in the April-June 2025 quarter (Q1FY26), compared to ₹198 crore in the year-ago period and ₹100 crore in the previous quarter. Revenue from operations stood at ₹1,633 crore, up from ₹926 crore in Q1FY25 and ₹1,239 crore in Q4FY25. On August 21, 2024, Sarda Energy & Minerals completed acquisition of SKS Power Generation (Chhattisgarh) Limited (SKS) pursuant to the Resolution Plan (RP) as approved by the National Company Law Tribunal vide its order dated August 13, 2024, under Corporate Insolvency and Resolution Process (CIRP) of the Insolvency and Bankruptcy Code, 2016 (IBC). The company is an energy and minerals company with operational iron ore and coal mines in Chhattisgarh and Thermal and Hydropower generation plants in different locations across India, with a growing portfolio of mineral and energy assets.
