
‘Noticeable slowdown' in viewings of houses in Dublin as average price tag approaches ‘unaffordable' €600,000
This is happening in tandem with a surge in values in the surrounding commuter counties as a wave of more affluent buyers push out of the city to buy a family home and send values surging in these locations.
The latest Irish Independent/ REA Average House Price Index has revealed that selling prices in Dublin city rose by 2.6pc in the last three months. But there are far fewer first-time buyers, especially at recent viewings.
The average three-bed semi in the capital is now selling at €572,693 – a 9pc annual rise of almost €50,000, while homes in Cork city hit €400,000 for the first time, also pushing the limits of affordability in the southern capital.
The Dublin price represents monthly repayments of almost €2,800 per month over a 25-year term while the Cork city price represents monthly payments of circa €2,000, well beyond what average earners and even above-average earners can afford.
Meanwhile, three-bed, semi-detached homes in the counties surrounding Dublin clocked up the highest inflation nationwide at just over 1pc a month.
They are up 3.1pc in the last three months to €361,319.
The commuter belt increases were particularly felt in Kildare, where Newbridge, Naas, Maynooth and Celbridge all experienced super-inflationary, three-monthly price rises of 5pc.
The REA Average House Price Index concentrates on the sale price of Ireland's typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.
The nationwide average price increase in the quarter for three beds was 2.7pc in the past three months, to €347,912. This represents 10.3pc overall annually.

'Our agents are reporting a noticeable slowdown in viewer numbers in Dublin in the past few weeks, and fewer first-time buyers among them,' said REA spokesperson Seamus Carthy.
'This, coupled with a rise in activity in commuter counties, indicates the price sensitivity of the current market, with buyers maybe hitting an affordability ceiling in some cases.
'And while first-time buyer sales are down 2pc to 45pc in the capital, according to our agents, they have actually risen from 60pc to 68pc in commuter counties.
Meanwhile, homes priced too ambitiously in the capital are simply not getting bids.
'Pricing has become vital, with REA McGee in Tallaght and Rathfarnham reporting that a 10pc variance in asking price can be the difference between a property going sale agreed in weeks or sitting on the market for far longer.'
The average three-bed semi in Kildare is now selling for €444,750, an increase of €21,000 on the March figure, but €130,000 less than the equivalent property in Dublin city.
'We are seeing strong viewer numbers in Kildare, and if homes are priced correctly, they are going sale agreed in four to five weeks, according to REA Brophy Farrell,' says Mr Carthy.
Louth prices increased by €10,000 (3.4pc) in the quarter, a 13pc annual increase, with lack of supply driving residential increases, according to Darina Collins of REA O'Brien Collins.
Homes in Cork city hit €400,000 for the first time as prices in the major cities outside the capital rose by an average of 1.5pc to €360,605 in the last three months – an annual rate of increase of 8pc.
'With the scarcity of stock and falling interest rates, we predict the second-hand market will continue to increase in 2025,' said Michael O'Donoghue of REA O'Donoghue & Clarke, Cork, as prices on Leeside increased by 1.3pc this quarter.
Homes in Galway city rose by €5,000 to €385,000 (1.3pc), while Limerick (€330,000) and Waterford (€327,419) rose by 1.5pc and 2pc respectively.
Homes in the country's large towns continue to show growth nationwide, 2.6pc this quarter and 12pc on last June, to an average of €263,306.
But some towns such as Castlebar and Ennis are reporting unprecedented annual rises of over 24pc due to multiple buyers bidding on scarce properties.
And there were some towns where inflation for three-bed homes went well above the county average.
In Castlebar, prices have risen by 8pc in the last quarter to €265,000, which agents REA McGreal Burke attribute to the extremely low supply, with just 11 properties currently on the market in the entire town.
'What we are seeing repeatedly in our large towns are prices driven by record low supply. In some cases, an extra four or five properties on the market would see more normal sales values achieved,' Mr Carthy said.
'In my own county of Roscommon, supply of desired stock is becoming increasingly low, with demand for ready-to-go family homes at the top of the list,' he added.
'Supply of older stock and refurbishment projects is improving but difficulty securing tradespeople may be dampening purchase desire among some buyers.'

Phase one of Galway train station works will hopefully signal increased service in the future
The signing was for advanced and enabling works to begin on the station. This work includes an underpass linking the new second platform to the 1km section of double track. This will increase train occurrence to service both directions every 30-minutes. Calls for a change in railway infrastructure have been imminent with overcrowding and frequency being common complaints by commuters. Currently, there is one train going one direction every hour according to Galway East TD Sean Cannery. 'Part of the ambition is that public transport be available… and to get more and more people to use public transport. That will reduce the car traffic going into the city.' Looking into the future, the remainder of the project will consist of a totally new platform north of the existing one as well as cycle routes, ramp access, passenger shelters, and lifts. The Irish Independent reported in March this year when €24 million in plans were updates for both Oranmore Station and Ceannt Station in Galway City Centre. The project is part funded by the Department of Housing, Local Government and Heritage's Urban Development and Regeneration Fund (URDF) and part funded by the National Transport Authority. Deputy Cannery says commuters should not be concerned about potential delays from the project, as the purpose of the early and advanced works is to support the current schedule while the new platform and other works are under construction. Construction on the under pass was expected Autumn 2025 showing the project is right on track. Total completion of the works in the station, and the new train line frequency, are expected early 2027. Funded by the Local Democracy Reporting Scheme.

RTÉ €725m funding could 'distort' media market, Irish Independent publisher warns Minister Mediahuis, the multinational group that owns the Irish Independent and Sunday Independent newspapers, has warned that the Government's multiyear funding agreement for RTÉ could damage competition, the Irish Times reports. The media company says this is the case because the bailout would help fund enhancements to digital products such as the RTÉ Player and RTÉ News App to the detriment of commercial media companies. The Belgian-Dutch publisher also said it was concerned that the rise of artificial intelligence (AI) could compound the existing imbalance in the relationship between Big Tech and commercial media companies in the State. The issues were raised in a May 7th letter, signed by Mediahuis director of legal and public affairs, Fergus Foody, and sent to Minister for Culture, Arts and Communication Patrick O'Donovan. Failure to provide gas storage puts Ireland at risk of major power outages, EY says Power cuts like those seen in Spain and Portugal could be a danger for Ireland if the Government does not provide for storing natural gas, according to a leading industry figure, the Irish Times is reporting. This State has no natural gas storage, or a liquefied natural gas (LNG) terminal, despite relying on the fuel to generate close to half of all electricity. The Republic ultimately risks 'interruptions to supply' of this key energy source if it does not deal with this question sooner rather than later, Sean Casey, industrials and energy industry leader at EY said. Natural gas generates 40 per cent of Irish electricity, Casey noted, with the State importing 80 per cent of its natural gas via the UK. Its only home-grown source of the fuel, the Corrib field, is dwindling. HP Enterprise paid $25m dividend to Irish entity in June One of Hewlett-Packard Enterprise's main Irish units paid a dividend of €21.5 million ($25 million) in June to another of the computing giant's companies registered here after restructuring its balance sheet and cancelling part of its share capital in early 2025, the Irish Times reports. Accounts filed by Hewlett-Packard Galway (HPG), the entity behind the S&P 500-listed computing giant's European research and development (R&D) hub in Ballybrit, also reveal that operating profits at the unit surged by almost 700 per cent last year amid an increase in R&D tax credits. HPG, which employed some 374 people in the Republic last year, reported turnover of $68.9 million for the 12 months to the end of October last year, up by just under 4 per cent on the previous year. US licenses Nvidia to export chips to China after CEO meets Trump The US commerce department has started issuing licences to Nvidia to export H20 chips to China following weeks of inaction, after chief executive Jensen Huang met President Donald Trump at the White House, the Financial Times is reporting. A US official told the Financial Times the bureau of industry and security, the arm of the commerce department that oversees export controls, had begun to issue licences for the H20. Nvidia designed the chip for the Chinese market after the Biden administration imposed export controls on more advanced artificial intelligence chips. In April, the Trump administration appeared to take a tougher line by telling Nvidia it could not sell the H20 to China. Trump reversed course after Huang visited the White House and directly lobbied the president. But Nvidia was frustrated that three weeks after the decision, the administration had not started issuing the licences. Huang visited the White House on Wednesday and held another meeting with the president. Two days after the meeting, the commerce department starting issue the licences, according to people familiar with the decision. New Jaguar boss defends 'woke' rebrand after stinging criticism The new boss of Jaguar has defended the company's 'woke' rebrand, days after Donald Trump labelled it a 'total disaster', the Daily Telegraph reports. PB Balaji, who is due to take over as chief executive of Jaguar Land Rover (JLR) in November, claimed that the carmaker had seen a positive response to its overhaul. The move has seen it ditch its iconic jumping cat logo, embrace a hot pink aesthetic and debut a car design that has been compared to the Thunderbirds' limousine. He told reporters: 'We have put our plans together, the cars are being revealed, they're getting exciting response from the customers on the ground. Therefore, that's what the strategy is.' It comes days after Trump, the US president, claimed Jaguar had been left in 'absolute turmoil' by its rebrand.
