According to an official statement, with a 15-year tenure, the refinancing allows BIAL to conserve
capital
and focus resources on funding future expansion plans. The transaction also provides significant savings in borrowing cost, driven by the AAA
credit rating
, a shift from MCLR-linked (Marginal Cost of funds-based Lending Rate) to fixed interest rate, and the extended maturity profile.

Sensex tumbles 1% as negative global cues haunt investors
Mumbai: Equity benchmark index Sensex tumbled nearly one per cent to slip below the 80,000 level on Friday as growing concerns over the impact of the additional US tariff and unabated foreign fund outflows unnerved investors. Deep losses in market heavyweights Reliance Industries, HDFC Bank and Bharti Airtel also added pressure on equities, traders said. The 30-share BSE Sensex tanked 765.47 points or 0.95 per cent to settle at 79,857.79. During the day, it tumbled 847.42 points or 1.05 per cent to 79,775.84. As many as 2,507 stocks declined while 1,521 advanced and 145 remained unchanged on the BSE. The 50-share NSE Nifty dropped 232.85 points or 0.95 per cent to 24,363.30. Extending losing streak for the sixth consecutive week, the BSE benchmark dropped 742.12 points or 0.92 per cent, and the Nifty declined 202.05 points or 0.82 per cent. 'The Indian equity market exhibited downward movement, closing at a three-month low amid growing concerns over the impact of US tariffs on Indian exports. FIIs remained net sellers, intensifying the pressure on domestic indices. The pessimism was broad-based, with realty and metals bearing the biggest brunt,' Vinod Nair, Head of Research, Geojit Investments Limited, said. From the Sensex firms, Bharti Airtel, Tata Motors, Mahindra & Mahindra, Kotak Mahindra Bank, Axis Bank and Reliance Industries were among the laggards. 'Selling intensified, with the Sensex ending below the psychological 80k mark, as analysts believe that once the stiff tariff penalty on Indian goods by the Trump administration comes into effect, India's growth could be hit going ahead,' Prashanth Tapse, Senior VP (Research), Mehta Equities Ltd, said. However, NTPC, Titan, Trent, ITC and Bajaj Finserv managed to be in green territory. The BSE midcap gauge tanked 1.56 per cent, and the smallcap index dropped 1.03 per cent.

RBI's status quo to boost affordable housing segment
Hyderabad: The Reserve Bank of India (RBI) has decided to keep the repo rates unchanged at 5.5 per cent, also taking cognizance of the ongoing tariff uncertainties and the possible impact on the Indian economy. Indian real estate weathers unrelenting turbulence as the sentiment is pressured by Trump's new 25 per cent tariffs and a notable 20 per cent plunge in housing sales across top metros, as per the latest international property consultant Anarock. In Q2 2025 alone, just 96,285 homes were sold, a steep fall from 120,335 a year ago, indicating increasing buyer hesitancy and market uncertainty. Amid these headwinds, the central bank's policy choices come with high relevance to initiate a turnaround and arrest further market deterioration. Jagannath Rao Bandari, President-Elect, Credai Hyderabad, adds that 'the RBI's decision to hold the repo rate at 5.5% reflects a prudent approach that supports stability in Hyderabad's real estate sector. While a 0.5% reduction could have further boosted homebuyer interest, the current steady stance fosters confidence among developers and investors. To accelerate housing demand, stakeholders should focus on innovative financing solutions and government incentives to enhance affordability and promote inclusive growth in Hyderabad's dynamic market.' Anarock data shows that average residential prices across the top seven cities combined have increased by 39 per cent in the last two years alone – from Rs 6,470 per sq ft as of Q2 2023 to Rs 8,990 per sq ft as of Q2 2025. The affordable housing segment's fate may be further dampened by the ongoing global trade tensions and tariffs imposed by the Trump administration. This is largely because of its impact on the MSMEs – the key target audience of the affordable segment. 'A rate cut leading to lower interest rate environment would have particularly boosted the affordable housing segment, which has been under considerable pressure in recent years,' said Anuj Puri, Chairman of Anarock Group. He said, 'Homebuyers are currently driven by long-term confidence rather than short-term rate fluctuations. During this festive season, developers may look to keep the market momentum going with offers and flexible payment plans, which may help improve affordability for many buyers.'

Centre questions AP govt over unreleased panchayat funds
Panchayat Raj funds, Andhra Pradesh, 14th Finance Commission, 15th Finance Commission, fund disbursement delay, Union ministry letter Vijayawada: The Union ministry of panchayat raj has sent a letter to the Andhra Pradesh government questioning the delay in disbursing funds from the 14th and 15th Finance Commissions to gram panchayats. In a letter addressed to AP's principal secretary for panchayat raj and rural development, Sasibhushan Kumar, the ministry's director, Ram Pratap, sought an explanation for the delay. The issue came to light after officials reviewed the e-Gram Swaraj portal, which tracks the release of funds. The letter highlights that the Central government released the second installment of funds from the 15th Finance Commission for 2024-25 to Andhra Pradesh seven months ago, but the amount has not yet been credited to the Gram Panchayats. According to the e-Gram Swaraj portal, these funds have not been transferred to rural local bodies. The letter also noted that the state government has not submitted the Grant Transfer Certificate for these funds. The ministry has directed the government to immediately release the Rs 1,121 crore, along with accrued interest, as per the guidelines issued by the ministry of finance on July 14, 2021. These guidelines mandate that state governments must transfer central funds to local bodies within 10 working days of receipt. The Union ministry also pointed out that Rs 679 crore from the 14th Finance Commission remains unspent as of August 5. The letter demands an explanation for these unspent funds and directs the state government to provide a clear report on their status. The letter further states that the term of the 4th State Finance Commission ended in 2024-25. While the 5th State Finance Commission (SFC) was constituted on March 3, 2023, its report has not yet been submitted to the state legislature. The ministry has requested an update on the current status of the 5th SFC report and urged the state to finalise it and send it to the Union ministry of panchayat raj immediately. The action by the Union ministry follows a meeting held in Delhi on July 11, 2025, between officials and Dr Jasti Veeranjaneyulu, national vice president of All India Panchayat Parishad (Delhi) and state chairman of Andhra Pradesh Panchayat Parishad. Dr Veeranjaneyulu had submitted a petition urging the release of both the pending 14th Finance Commission funds and the new 15th Finance Commission funds to the state's local bodies.
