Vertical gardens to be made must for high-FSI bldgs in Goa: Viswajit Rane
State govt is set to introduce mandatory
Lush vertical gardens adorn futuristic skyscrapers at sunset. A reflective pool mirrors the golden cityscape in a tranquil park.
vertical gardening requirements for buildings with high floor space index (FSI), town and country planning minister Vishwajit Rane said.
The new regulations will require all buildings with 250 or higher FSI to incorporate vertical or terrace gardening systems.
Rane said an official notification of the vertical forest guidelines is expected soon. Occupancy certificates will be issued to buildings only upon full compliance with these new requirements, he added.
Apart from the vertical gardening mandate, Rane outlined plans to revise FSI restrictions to accommodate essential infrastructure needs.
Exemptions from FSI calculations up to a certain extent of the height of a building could be considered specifically to allow for parking facilities and other public amenities like a community hall, he said.
The announcement came as Goa launched an ambitious afforestation drive under the 'EkPedMaaKeNaam' campaign, which aims to plant 5 lakh trees across the state over the next three to four months.
The first phase began on Thursday with 500 trees planted at Sonsoddo, a place that was once a legacy dump, which will now be home to 65,000 new trees.
Rane said that within a year, the place will be transformed into a beautiful landscape.
Phase 2 of the tree-planting initiative is scheduled to commence in Aug, with dedicated nodal officers appointed to ensure the smooth execution and continuous monitoring of the programme's progress.
Margao MLA Digambar Kamat, director of municipal administration Brijesh Manerkar, and chairperson of Margao Municipal Council Damodar Shirodkar were among those present on the occasion.
Meanwhile, Bicholim MLA Chandrakant Shetye, on the occasion of World Environment Day, called on farmers to use modern technology to bring their fallow land under cultivation.
'Our ancestral agricultural land is in ruins today and the younger generation of the households are looking for jobs. Our soil has the potential to grow gold,' he said.
In Mormugao, Vasco MLA Krishna Salkar distributed saplings to students from St Joseph Institute, Vasco and surrounding institutions, encouraging them to actively plant and nurture trees.

Margao chief officer targets Rs 10 crore recovery
Margao: Newly appointed chief officer of Margao Municipal Council (MMC), Madhu Narvekar, has made revenue recovery his top priority to tackle MMC's financial crisis. Narvekar aims to recover Rs 10 crore in six months from the council's Rs 35-crore dues. Narvekar, who assumed charge last month, acted swiftly to address the MMC's financial crisis to meet its basic obligations, including monthly staff salaries of Rs 2.5 crore. 'The target is achievable through planning and consistent monitoring,' he said. 'We have developed a strategy to target defaulters systematically. The performance of our recovery team will be monitored regularly to ensure objectives are met. ' Narvekar constituted a dedicated team to spearhead the drive. The recovery exercise begins with a Rs 20 lakh weekly target, which will be enhanced based on the results. 'We will tweak our strategy based on results, but I am confident we can recover at least Rs 10 crore within the next six months through constant monitoring and meticulous planning,' Narvekar said. He also identified significant revenue leakage from unlicensed businesses and issues related to the subletting of premises, including shops in municipal markets. According to observers, earlier revenue recovery attempts faced challenges due to political interference, poor implementation, and failure to bring unassessed properties into the tax net, with 40–50% of Margao traders lacking valid licences. Developers write to govt for uniformity in registration fee
Ahmedabad: The city may be witnessing a rise in redevelopment deals, but developers feel discrepancies in the registration process are leading to project delays. The Urban Redevelopment Housing Society Welfare Association has written to the state govt stating that many sub-registrar offices charge 1% of the development agreement value based on jantri rates as registration fee, while in others, registrations are carried out for a flat Rs 100 charge. Also saying that unnecessary documents are demanded at the time of registration, it has demanded a uniform registration process across the state. Association president Jitendra Shah said, "Ahmedabad has huge potential for redevelopment projects. Currently, more than 600 societies are in various stages of discussion with developers. So far, over 150 redevelopment projects have been completed in the city, and the number is growing steadily. This year, around 100 societies have finalised deals. People are now trusting the redevelopment model because they have seen successful examples. However, there are complexities concerning stamp duty and registration fees." He said, "When a society finalises a deal with a developer, a development agreement is required, on which a 3.5% stamp duty is charged. However, when it comes to registration fee, several sub-registrar offices ask for 1% when it should be a flat Rs 100. by Taboola by Taboola Sponsored Links Sponsored Links Promoted Links Promoted Links You May Like 75% off installation and replacement for LeafFilter LeafFilter Gutter Protection Get Rates Undo Such discrepancy creates unnecessary financial burden on developers. Also, a registration charge is being unfairly levied for additional floor space index. Furthermore, documents like maps and builder records are demanded by registration officers, which delays the process. However, there is confusion about the registration charges for the development agreement and FSI. In different projects, we see different charges. Uniformity is needed." A significant number of redevelopment deals are happening in areas like Navrangpura, Naranpura, Paldi, Vasna, Memnagar, Vastrapur and Vadaj. The association wrote, "We demand that there should be clarity about stamp duty, registration fees and processes in the state through a circular, and a clear process should be conveyed to the registrars for smooth registration."
