Bahrain issued over 6,500 building permits in 2024, says report

Zawya10-02-2025
Bahrain had issued a total of 6,550 building permits in 2024, reflecting the kingdom's rapid urban growth. A total of 1,780 permits were processed through Benayat (buildings) system with an average approval time of two working days.
Benayat serves as the central platform for issuing construction permits for investment, residential, industrial, and commercial projects.
It enables licensed engineering offices to apply for permits, track applications, access government advisory services, pay fees, and review building regulations through an interactive map displaying zoning requirements for each plot in the Kingdom, reported BNA.
Of the total permits issued, residential buildings accounted for 70% of approvals, investment apartments 4.4%, while special use projects comprised 22.3%, stated the report citing a senior official.
Shaikh Mohammed bin Ahmed Al Khalifa, Undersecretary for Municipalities Affairs, said the Benayat system has significantly streamlined permit issuance, enhancing efficiency and accelerating approval processes.
"Continuous updates to Benayat have introduced 11 new services, including permits for large and small-scale additions, phased approvals for government projects, communication tower permits, renewal and demolition approvals, and phased construction approvals for specific projects," he explained.
Shaikh Mohammed said further enhancements are being planned for marine and land reclamation permits, subdivision permits, renovation permits, fencing permits, land use change permits, and consolidation permits.
Improvements will also be introduced to initial construction phase approvals for other permits and the reclamation inspection service, he added.

Ventherm to provide robotic solution for Lamprell

Lamprell has awarded Ventherm a contract to deliver a fully automated robotic solution for the surface treatment of transition pieces used in offshore wind foundations. The project introduces a fully automated system designed to handle complex geometries and meet demanding performance standards. The robotic system is scheduled to be fully operational by 2026 at Lamprell's facility in Hamriyah, UAE. The solution features a blasting robot for surface preparation and a paint robot operating within a 140-metre-long booth, engineered specifically for transition pieces. It also includes a turnkey paint equipment package for heavy-duty coating systems, along with automatic programming capabilities that enable the robots to adapt to varying specifications with minimal manual input. By incorporating this advanced solution into its serial production line, Lamprell is enhancing quality, improving productivity and reducing waste; thereby delivering a more sustainable and efficient fabrication process. Sachith Jagannath, Lamprell Project Director - Renewables, commented: 'The integration of robotics into our production line marks a significant step forward in our drive for greater efficiency, quality, and sustainability. It reflects our commitment to continuous improvement and embracing smart technologies to better serve our clients and the energy industry at large. Ventherm has a strong track record and specialised expertise in robotic surface treatment, and we look forward to working alongside them as they execute this project.' Bahrain: 4,299 building permits issued in first half of the year

Bahrain - A total of 4,299 building permits have been issued in the first half of the year, a 31.5 per cent increase compared to the same period last year. Municipalities Affairs and Agriculture Minister Wael Al Mubarak affirmed that the urban and investment sectors in Bahrain are witnessing steady growth. He noted that the ministry is continuously working to improve the mechanisms for issuing building permits in a way that contribute to the development of the investment and real estate sectors in the country, clearly reflected in the figures released by the Benayat building permit system. 'The construction sector issued 4,299 building permits during the first half of 2025, marking an increase of 31.5pc compared to the same period in 2024, reflecting positive indicators of urban growth and economic progress' said Mr Al Mubarak. 'Total licensed built-up area amounted to approximately 1.743 million square metres, a 57.9pc increase from the first half of the previous year. 'These figures highlight Bahrain's supportive environment and proactive government facilitation and the role of the Benayat system in accelerating permit issuance and enhancing service quality.' Mr Al Mubarak stated that new services have been introduced via the Benayat system in co-ordination with the Information and eGovernment Authority to streamline procedures and improve service quality for investors and real estate developers. These new services include: renovation permits, fencing permits, subdivision permits, merger permits, change-of-use permits, land reclamation permits (both onshore and offshore) and modification permits for new buildings. He affirmed that the ministry was committed to the ongoing development of the Benayat system, and will aim to enhance the efficiency of municipal services across Bahrain and streamline processes in line with best practices, thereby improving the experience of clients, investors, and engineering offices. It allows engineering offices to submit and track applications electronically, pay fees, and review regulations through an interactive map that covers all governorates. The system is also integrated with the National Geographic Information Database, which includes more than 300 data layers used by more than 30 government and private entities. This integration contributes to faster processing, improved planning, enhanced service quality, and strengthened inter-agency co-ordination to support sustainable development goals.
