Bentley's new Continental GT hybrid is still the best grand tourer on the market

For two decades, the Bentley Continental GT has been the gold standard in grand touring. With the launch of its fourth-generation model, that reputation not only holds, but feels more justified than ever. This is the most refined, most powerful and arguably the most compelling Continental GT to date. There's a big change under the hood. Gone is the towering 6.0-litre twin-turbo W12, a behemoth of an engine that has powered the top-end Continental GT for years. In its place is a plug-in hybrid V8. Performance is nothing to worry about. This new hybrid set-up is staggering. The 4.0-litre twin-turbo V8 produces 584 horsepower, while an 187-horsepower electric motor sits between the engine and an eight-speed dual-clutch gearbox. The combined output? A monstrous 771 horsepower, catapulting this 2,500kg grand tourer from 0 to 100km/h in only 3.2 seconds. Not bad for a car built to cruise rather than sprint. 'The plug-in hybrid was a bold move,' says chief executive Frank-Steffen Walliser when we meet in Dubai. 'But customers have embraced it. When they drive it, they say: 'Wow, this is completely different. The hybrid actually adds more to the car than it takes away,'' he adds. Spending a weekend with the new Continental GT, I can confidently say the hybrid system doesn't dilute the experience – it enhances it. There are several drive settings to cycle through, but I keep it firmly in sport mode. The rumble is deep, satisfying and absent in the more restrained driving modes. When the first Continental GT launched two decades ago, Bentley was in a very different place. The brand was struggling, and the Continental GT almost single-handedly resurrected it. Fast forward to today, and Bentley no longer needs that kind of rescue mission. Its portfolio includes the best-selling Bentayga SUV, but the Continental GT remains just as vital. And in this latest iteration, it commands the road like few others. The first thing you notice? Presence. The new GT is still big – dominant, even – but it doesn't come off as aggressive. It's the kind of confidence that doesn't need to shout. Inside, that sense of grandeur continues. I'm a big guy – 1.96 meters tall – and I still have plenty of room to spare. I can't say that's the case in many cars with this kind of performance. The accommodating cabin is already a win in my book. Of course, no Bentley review would be complete without talking about craftsmanship. The interior is plush, infinitely customisable and drenched in high-end materials. A personal favourite touch is the rotating centre console, a Bond-like party trick that lets you toggle between a high-resolution touchscreen, a set of classic analogue dials, or a smooth, uninterrupted dash panel. It's the kind of detail that reminds you Bentley never skimps on drama. The challenge now? Finding the car that will take Bentley into the next two decades. The plug-in hybrid models mark a crucial step towards full electrification, even though the marque has pushed its all-electric goal to 2035. 'The move to the electric car is maybe the most demanding task in the history of the car,' says Walliser. 'This is clearly driven by regulation, but we also see there's a demand and acceptance for plug-in hybrid. And so this is why we extend our offering and plug-in hybrids in our model lines. And on the other side, we are coming with a full electric Bentley in 2027.' At some point around the time you are reading this, Bentley is set to roll its 100,000th Continental GT off the production line in Crewe. And as I settle back into the cabin, Sport Mode engaged, I realise that while a lot of change is on the horizon, right now, I wouldn't change a thing.

Dubai and Abu Dhabi are experiencing a surge in office market activity, with record sales, soaring rents and a wave of new developments set to transform both cities' commercial skylines, according to Knight Frank's H1 2025 Office Market Review. In Dubai, 83 office transactions worth more than AED10m ($2.72m) were completed in the first half of 2025 — a 207 per cent jump from the 27 deals recorded in the same period last year. Downtown led the market, with average prices surpassing AED 5,000 ($1,361) per square foot, while Business Bay crossed the AED 2,000 ($544) per square foott mark for the first time, after 21.2 per cent growth since 2020. Dubai office demand Off-plan office sales, concentrated mainly in Business Bay, are on the rise. The submarket is set to deliver more than 1.3 million sqft through this model, reflecting investor confidence in Dubai's prime financial hubs. DIFC remains the costliest office location in the city, averaging AED 400 ($109) per square foot for fitted offices, while robust rental growth is also being seen in The Greens (AED260/$71psf), Dubai Design District (AED 280/$76psf) and Business Bay (AED251/$68psf). Demand is being driven by the business services sector (38 per cent of total), followed by tech (31 per cent), real estate (12 per cent) and banking and finance (10 per cent). Faisal Durrani, Partner – Head of Research, Knight Frank MENA, said: 'Confidence in Dubai as a global business hub remains exceptionally strong. Indeed, this is reflected in record low vacancy rates for Grade A stock across the city, which stands in sharp contrast to many other global gateway cities. 'The technology and trading systems sector has emerged as major driver of demand, while sustained activity from financial, real estate and business consulting firms underscores the city's appeal to a diverse range of global occupiers. 'Developers are moving quickly to capitalise on current demand, with a further 25.2 million square feet expected by 2030, when we forecast the total office stock in the city to approach 148 million square feet. 'The confidence in the office sector is further evidenced by the boom in high-value transactions, with the number of office sales over AED 10 million setting a record of 83 sales in H1 2025.' The Dubai International Financial Centre (DIFC) recorded its busiest ever first half for new company registrations since opening in 2004, with 1,081 new businesses joining between January and June, bringing the total to 7,700. Knight Frank forecasts Dubai's total gross leasable area will reach 137.8 million sqft by 2030, with 15.8 million sqft in new supply. DIFC will add more than 7 million sqft of build-to-rent office space by 2030, while Business Bay will see strong build-to-sell activity, much of it sold off-plan before completion. Abu Dhabi office demand In the UAE capital, office demand reached over 5 million sqft in H1 2025, up 110 per cent year-on-year. Business services accounted for 32 per cent of demand, followed by government entities (9 per cent). Durrani said: 'New rental contracts in Abu Dhabi have been a primary driver of market activity this year, with transaction volumes experiencing a significant peak in January, signalling fresh demand and business expansion in the UAE capital. 'Mirroring Dubai, with occupancy levels at record highs across grade-A stock, limited availability is driving up rents for best-in-class space'. Musaffah led rental growth in Q2 2025 with a 73 per cent quarter-on-quarter rise, followed by Al Bateen (68 per cent) and Al Hisn (19 per cent). Some older districts such as Al Danah (-2 per cent) and Al Nahyan (-7 per cent) saw slight declines due to higher concentrations of secondary stock. James Hodgetts, Partner – Occupier Strategy & Solutions, MEA, said: 'There is good news on the horizon, with a strong pipeline of high-quality developments poised to be welcome additions to the Abu Dhabi office market. 'This new supply is likely to help ease current constraints, offering occupiers greater choice and setting new benchmarks for quality, sustainability and design.' New completions are set to ease supply pressure, including Aldar's HB Tower on Yas Island (238,647 sqft) and the Saas Business Tower on Al Reem Island (129,210 sqft). Shehzad Jamal, Partner – Strategy and Consultancy, MENA, said: 'Demand is expected to remain robust and will likely continue to outpace the delivery of new premium supply for the remainder of the year, fuelling further rental growth in the prime segment across Dubai and Abu Dhabi. 'Pre-leasing activity for the landmark projects scheduled for 2026-2028 will be a key indicator of market sentiment. We expect the performance gap between grade-A, well-located assets and older, secondary stock to widen further as the flight-to-quality trend intensifies in the short-term.'

Office development pipeline in Dubai grows to 138 million sqft Office leasing requirements in Abu Dhabi up 110% year-on-year in H1 2025 Dubai, UAE: A wave of new office developments is on the horizon in Dubai and Abu Dhabi amid surging demand and record occupancy levels. In Dubai alone, 83 office sales valued at more than AED 10 million were completed in the first half of 2025, a 207% uplift on the 27 deals seen in H1 2024, according to the Dubai Office Market Review from global property consultancy Knight Frank. Downtown continues to dominate Dubai's office sales market, with average prices climbing to more than AED 5,000 psf in H1 2025, significantly outpacing all other submarkets. Business Bay, which has delivered 21.2% growth since 2020, held its position as the second most expensive submarket, with average prices topping AED 2,000 psf for the first time in H1. Off-plan sales – a key indicator of a healthy market – have also been increasing. Largely concentrated in Business Bay, which is set to deliver more than 1.3 million sqft of office spaces through this model, the surge reflects the strength of investor confidence in purchasing office assets in the city's prime financial hub. In the leasing market, at an average of AED 400 psf for fitted offices, DIFC remains Dubai's most expensive office location. In another indicator of rising demand, DIFC reported its busiest H1 period on record for new company registrations since it opened in September 2004. A total of 1,081 new registrations between January and June has increased the total number of companies active in the centre to 7,700. Notably, there has been an increase in insurance firms setting up offices in DIFC and it is now home to 135 insurance-related businesses. The number of banking and capital markets businesses operating in DIFC rose to 289 at the end of H1 2025, while the number of wealth and asset management firms climbed to 440 over the same period, representing year-on-year increases of 17% and 18.9%, respectively. Adam Wynne, Partner – Head of Commercial Agency, UAE, said: 'Market dynamics are driving a clear trend towards consolidation and rightsizing. With existing grade-A space effectively full, large corporations are leveraging the new development pipeline to consolidate their regional operations into more efficient and higher-quality headquarters. Strong demand from single occupiers for entire floors or buildings within the upcoming supply in hubs like DIFC and Business Bay points to this strategic move, as global HQs seek modern buildings that align with corporate mandates.' DUBAI OFFICE SUPPLY TO DOUBLE Office supply in Dubai is set to grow by 15.8 million square feet, with Knight Frank forecasting the total gross leasable area in the emirate will reach 137.8 million sqft by 2030. This development pipeline is heavily concentrated in DIFC, which is forecast to add more than 7 million sqft of build-to-rent office space between 2025 and 2030. Business Bay is also a key growth area, with build-to-sell schemes forming a core part of its future supply, highlighting strong investor confidence in this submarket. Wynne said: 'In response to near-total occupancy in prime buildings, a significant wave of new supply is on the horizon. We are tracking more than 8 million sqft of new office space due to be delivered by 2028, with much of this space being sold off-plan before completion, a notable change from historic trends.' ABU DHABI'S RISING REQUIREMENTS Knight Frank's Abu Dhabi Office Market Review for H1 2025 recorded more than 5 million sqft of office requirements in the first half of the year, representing a 110% increase on H1 2024. As in Dubai, the business services sector is the largest demand driver, accounting for 32% of the total, followed by government entities at 9%.
