Their combined net worth is estimated at $3billion, but Jay-Z and Beyoncé have taken out a $57.75million mortgage on their beloved Bel Air mansion, bringing their total borrowing on the property to a whopping $110million, DailyMail.com as learned.
Given their wealth and their extensive property portfolio of at least four luxury homes, the superstar couple's new 30-year loan from Morgan Stanley Private Bank has raised eyebrows.
They bought the Bel Air mansion for $88million in 2017 and opted to keep it when they purchased what was billed as California 's most expensive home in Malibu for $200million cash in 2023.
The two kept the Bel Air property, viewing the estate as 'home', partially due to its proximity to the school attended by their children - Blue Ivy, 13, and twins Rumi and Sir, 8.
But the Houston-born 43-year-old and the Brooklyn-born 55-year-old's decision to hold on to the house has now saddled them with another 30-year loan with an interest rate of five percent for the first ten years - totaling $310,000 a month.
This is coupled with their second 30-year mortgage they took out four years ago for $52.8million with Goldman Sachs at a 3.15 percent rate, with repayments working out at a $226,901-a-month.
It's possible they're using the recent mortgage cash for investments that could offset the five percent interest they're paying, but it still means they've borrowed an eye-watering $110.55million
But that's not all the expenses on the Bel Air homestead.
Adding to the mortgage payments is the not-so-small matter of property tax - $1,204,120 from 2024 to 2025, or roughly $100,343 a month for the Bel Air estate.
Before factoring in staff and maintenance, the couple is already shelling out $637,244 a month in mortgages and property taxes alone.
The lavish estate features eight bedrooms, 11 bathrooms, four outdoor swimming pools, a spa, wellness center, media room, multiple outdoor entertaining areas, 15-car garage, full-sized basketball court and staff quarters.
Designed by developer Dean McKillen, the striking Bel Air compound is composed of six interconnected structures and sits on two acres of land high up in the hills.
The mansions glass-walled common areas offer expansive panoramic views of Los Angeles, and its pocketing glass doors and windows are bulletproof.
They borrowed $52.8million to buy the place and refinanced again in 2021 with Goldman Sachs for the same amount, before adding a further $57.75million borrowing in April this year.
This revelation is more eye-catching as the pair paid nearly $200million for another property in Malibu - in cash.
In March 2023, they stumped up the mammoth amount to buy their Malibu home, which at the time smashed all real estate records in California and was the highest amount paid for a home in the US that year.
The seaside estate is located on an eight-acre bluff that overlooks the Pacific Ocean in the Paradise Cove area nicknamed Billionaires' Row.
The 40,000-square-foot home was created by renowned Japanese architect Tadao Ando, who designed Kanye West's former Malibu place, and took 15 years to build.
Ando is also a Pritzker Prize winner known for his unique concrete structures in Asia, Europe and North America.
The seven-bed, 11-bath mansion, originally listed for $245milllion, has an infinity and private pool and an expansive backyard that boasts a pool and ends with a cliff that overlooks the beach.
The minimalist modern house was originally commissioned and owned by William Bell, a famed art collector, who bought the property for $14.5million in 2003, according to the Los Angeles Times.
Bell spent almost 15 years building the concrete structure of the house but never listed it on the market - only showing it to a select group of buyers until the superstar couple purchased it, according to the publication.
Jay-Z and Beyoncé also own a $26million estate in East Hampton. Known as the Pond House, the seven-bedroom mansion sits on two acres with over 200ft of pristine water frontage.
Designed to capture both sunrise and sunset over the water, the home features classic parquet de Versailles floors, hand-carved heated marble bathtubs and 18th-century fireplaces - blending timeless elegance with modern luxury.
Jay-Z personally purchased his 8,300-square-foot $6.85million penthouse in the Manhattan neighborhood of Tribeca in 2004 - three years after he got into a relationship with the former Destiny's Child singer.
It was the same location where the two were married in a small ceremony in 2008. That building has also housed superstar residents such as Hailey and Justin Bieber.
Beyoncé and Jay-Z originally met back in 1998 and have amassed a c ombined 56 Grammy Awards and $3billion net worth between them.
Beyoncé is currently on her 32-date Cowboy Carter World Tour, which has grossed $269.5million and is set to wrap in Las Vegas on July 25 and 26 - with daughter Blue Ivy joining her as a backup dancer.
Her four-day show in Atlanta, Georgia, just wrapped up on Monday and ran into a road bump when news emerged that unreleased music was reportedly stolen from her choreographer's SUV on July 8.
The incident is said to have happened around 8pm inside a parking deck at Krog Street Market, three days before her sold-out run at Mercedes-Benz Stadium.
At this time, the suspect, whose identity has not yet been released, has not been found.

Mortgage and savings provider Tembo has launched a one-year fixed-rate cash Isa offering a best-buy rate. The cash Isa pays interest of 4.27 per cent and is offered through the investing platform Investec. The new launch has propelled Tembo to the top of the best buy savings tables, and it now offers the best rate for a one-year fixed-rate cash Isa on the market. The Isa can be opened with a deposit starting from £500 by downloading Tembo's app. Savers should make sure they are happy locking their cash away for one year, and only put in money they definitely won't need to access in that time. A saver keeping £10,000 in this Isa would earn around £435 after the one-year term, according to This is Money's savings calculator. Richard Dana, founder and CEO of Tembo said: 'With rates coming down, many of our customers have been asking us to offer a fixed-rate product.' It is the latest addition to Tembo's Isa range having launched an easy-access cash Isa in January. Its current version of this account pays 4.64 per cent. How does it compare to other Isas? The best one-year fixed-rate Isas currently offer around 4.2 per cent. After Tembo, Kent Reliance offers the next best cash Isa, paying 4.25 per cent, while Vida savings and Vanquis Bank also offer this rate. Savers stashing £10,000 in these accounts would earn around £433 after the year term is up. Tembo's fixed-rate Isa is unusual in that, unlike most fixed-rate Isas, you can make further one-off deposits into the account after you've opened it. Most fixed-rate Isas do not permit additional deposits once the account is open. New funds added to this Isa after the initial deposit will be locked in for 12 months from the date they're added, at the rate available at the time. This rate may be different from the 4.27 per cent rate the initial deposit locked in at when you first opened the account. What's in the fine print? Tembo is a mortgage and savings platform which launched in October 2020. It was set up with the aim of helping first-time buyers to get on the housing ladder more easily by brokering a small interest-only mortgage on their parents' - or another family member or friend's - home. It has now branched out into savings and offers Isas through banks it partners with, for example Investec in the case of the one-year fixed-rate Isa. Money held in the Tembo Isa is fully protected by the Financial Services Compensation Scheme (FSCS) up to £85,000 per eligible person, per bank. Funds in the Tembo Isa are held in partner bank accounts including Barclays, Bank of Scotland, Aldermore Bank and Shawbrook Bank. It is worth noting that the £85,000 limit applies to the total amount of money you hold at any one bank, whether it is deposited by Tembo, by other providers, or by you directly with the bank. If you have a Barclays current account, for example, the funds held in this account will take up part of your £85,000 claim limit for Barclays alongside any funds held by Barclays on Tembo's behalf.

Brokers: Homeowners taking bigger mortgages thanks to banks' looser rules

The vast majority of mortgage brokers say their customers are taking bigger loans, following moves by lenders to loosen up their borrowing rules. A survey of 1,100 brokers by HSBC UK found that nearly eight in 10 (78 per cent) have noticed an increase in the size of their customers' borrowing in the last three months. One in 10 said they had seen a 'significant' increase. It follows moves from most of the major high street lenders to increase the amount people can borrow in relation to their income - as well as less stringent 'stress tests'. Previously most homeowners were capped at 4.5 times their salary, but now many more can borrow up to 6 times annual earnings. This shift was enabled by a significant change in mortgage borrowing rules , backed by Chancellor Rachel Reeves . Previously, only 15 per cent of a bank's mortgages could be lent to those borrowing more than 4.5 times their income. This protection was brought in after the financial crisis to prevent home buyers from overstretching themselves. The difference between 4.5 times and 6 times income means a couple on average salaries could able to borrow £112,290 more. The latest bank to increase the borrowing available is Lloyds Bank, which has set aside an extra £4billion to lend to those borrowing between 4.5 and 5.5 times their salary. Nationwide Building Society has also widened access to its 'Helping Hand' mortgage, which allows some first-time buyers to borrow up to six times their income with deposits as low as 5 per cent. Lenders have also adjusted their 'stress rates', where they test borrowers' ability to continue to pay their mortgage if the rate increased. HSBC is one of the banks to have done this, and estimates that the average mortgage offer for first time buyers will be £39,000 higher as a result. Most brokers in the HSBC survey (93 per cent) said their clients thought it was 'important' to increase their borrowing power. High house prices, along with elevated mortgage rates over the past few years, have squeezed affordability for first-time buyers and those wanting to upsize. This has led many to take larger mortgages, often over a longer time period, to meet the extra costs. A separate study by Atom Bank today reported that almost all of those saving into a Lifetime Isa (98 per cent) felt they were 'reliant' on the Government bonus to get on the housing ladder. The accounts provide a 25 per cent bonus on savings, so someone saving the maximum £4,000 per year would see their pot topped up by £1,000. The HSBC brokers surveyed felt activity in the housing market would improve in the short term. More than six in ten (63 per cent) of brokers expected residential mortgage applications to increase over the next six months, though most of those said this would only be a 'slight' increase. Commenting on the findings, Chris Pearson, head of intermediary mortgages at HSBC UK, said: 'The recent adjustments to stress rates by lenders are clearly making a positive and tangible impact. 'This Broker Barometer shows that almost eight in ten brokers are seeing an uptick in the amount of lending agreed for their clients. 'This is a crucial development as it directly translates into enhanced buying power and greater accessibility for aspiring homeowners, reflecting a more responsive market.' 'It's also encouraging to see a palpable increase in optimism among mortgage brokers, particularly in relation to the residential market and broader economic confidence.
