Kepayan Square traders bove temporarily as RM2.4 mil upgrade begins

'We want to ensure their livelihood is protected while we create a safer, more comfortable space,' said Entrepreneur Development and Cooperatives Minister Datuk Ewon Benedick, who handed out canopies, tables and chairs to the traders on Tuesday. The project is jointly financed by the Ministry of Local Government Development (KPKT) and Kota Kinabalu City Hall (DBKK) at RM1 million each, with Kapayan assemblywoman Datuk Jannie Lasimbang contributing RM400,000 from her constituency fund. Jannie, who has pursued the upgrade since 2019, said the market 'is more than business; it's where people meet, share food and build connection.' The Kuala Lumpur Sessions Court has sentenced Mohd Azhidi Laili to 20 years' imprisonment and a RM9 million fine for unlicensed trading and derivatives fraud involving a fake crude palm oil futures investment scheme. He pleaded guilty to nine charges under Section 206(b) of the Capital Markets and Services Act 2007 (CMSA) and one charge under Section 59(1) for acting without a licence. 'The outcome reflects the seriousness of the offences and their impact on the capital market,' the SC said, adding that the case underscores the importance of protecting investors from fraudulent schemes. SC shared that Azhidi received two years' jail and a RM1 million fine for each charge, with prison terms to run concurrently. Failure to pay the fines will result in an additional 27 months in prison. The commission reminded the public to remain vigilant and verify the legitimacy of any investment offers before committing funds.

Unlicensed trader jailed 20 years, fined RM9m for FCPO fraud in Malaysia
KUALA LUMPUR: The Sessions Court has sentenced an unlicensed futures trader to 20 years in prison and a RM9 million fine for fraudulent activities. Judge Hamidah Mohamed Deril delivered the verdict after Mohd Azhidi Laili pleaded guilty to nine charges under the Capital Markets and Services Act 2007. Each charge carried a two-year jail term and a RM1 million fine, with sentences to run concurrently. Failure to pay the fine would result in an additional 27 months of imprisonment after completing the initial sentence. Mohd Azhidi falsely posed as a futures trader between May 2013 and March 2014 in Kuala Lumpur. He deceived nine victims into investing RM1.45 million in a non-existent crude palm oil (FCPO) scheme under AmFutures Sdn Bhd. The court also sentenced him to two years for falsely representing himself as an AmFutures agent without a licence. This sentence will run concurrently with his other jail terms. The Securities Commission initially charged Mohd Azhidi on February 14, 2022, two days after his arrest. He was released on RM250,000 bail but later failed to attend court hearings and monthly reporting sessions. His bail was revoked on May 21, 2024, and he was ordered to serve his sentence from that date. The trial saw 28 prosecution witnesses, including seven victims, testify between February 2023 and March 2025. Mohd Azhidi initially claimed trial but later changed his plea to guilty. Selangor affordable housing projects are of quality, says MB
SHAH ALAM: The quality of Selangor's affordable housing projects has improved, driven by healthy competition among developers, said Menteri Besar Datuk Seri Amirudin Shari. Speaking to reporters at the key handover ceremony for the Idaman Bukit Jelutong condominium today, he said that in the past, common issues included poor housing conditions, substandard walls and windows. 'But this time, the specifications are high while the price remains below the national threshold,' he said. For example, he said the Idaman homes come with wardrobes, television sets, refrigerators, air conditioning, and two parking spaces. 'I believe this is the only such high-specification affordable housing project in Malaysia,' he said. At the same time, Amirudin said Selangor's affordable housing projects will maintain the RM250,000 price cap through a scale-driven partnerships. 'We secure economies of scale through volume. Project partners are awarded several projects rather than just one to enable them to keep costs down.' With this approach, he said the developers can maintain the price point while still earning a reasonable though not high margin, and providing complete specifications. Amirudin said the construction process of Idaman Bukit Jelutong, including the Certificate of Completion and Compliance (CCC) and Certificate of Fitness applications, took about three years in total. 'Although construction was completed five months ahead of schedule, the certification process requires some time.' 'That is why, from the project's start in August 2022 until now, August 2025, we just begun handing over keys.' Amirudin believes the remaining units can be completed as quickly as possible. The project is part of the 200,000 affordable homes targeted by 2028 in line with the RS-1 policy of the Selangor state government. 'This initiative is progressing well. In the last term, between the state government and the private sector, 40,000 units were built, meeting our targets. Together with what we are doing now and what private companies will develop, I believe we can reach the 200,000-unit target by 2028,' he said. Next month, he added Selangor will launch another project in Sabak Bernam for Air Manis. 'Overall, we are responsible for delivering 39,733 units. With the completion of these 1,260 units, a total of 6,079 units have been finished and handed over, while 8,352 units are under construction.' Amirudin said eligibility for households earning up to RM14,500 monthly, covering the M40 and B40 groups. 'We initially set the income limit at RM10,500 before increasing it to the current RM14,500.' Furthermore, the Rumah Idaman MBI will be expanded to more districts including Gombak, Klang, Kuala Selangor, and Sabak Bernam, he said. 'The initiative, which has already been realised in Kajang, Bandar Saujana Putra, and Dengkil, is now also available in Bukit Jelutong, Shah Alam,' he added. Idaman Bukit Jelutong was developed by Gagasan Nadi Cergas Bhd in partnership with Permodalan Negeri Selangor Bhd (PNSB), which is a subsidiary of Menteri Besar Selangor Incorporated. PNSB acted as the strategic partner under the Rumah Idaman initiative, while Gagasan Nadi Cergas was the main developer responsible for construction and delivery.
